Nexus Energy Partners Launches 1031 Exchange Vertical for Mineral & Royalty Investors

Nexus Energy Partners has launched a 1031 exchange vertical for mineral and royalty investors, completing its first vehicle: a bespoke Anadarko Basin portfolio built for a single investor placing 1031 exchange proceeds. Structured through Nexus ML Holdings,LLC, the vehicle deployed $10.65 million across roughly 951 net royalty acres in Nexus’s core Oklahoma development corridor. The portfolio was assembled methodically, deal by deal, under the direction of Nexus’s seasoned technical team, with every transaction underwritten against strict return thresholds, and pairs producing wells with a deep inventory of future drilling locations.

Today, the portfolio has exposure to 71 producing wells, 13 wells currently drilling or awaiting completion, and 45 proved undeveloped locations identified for future development, providing a strong base of current cash flow alongside a meaningful development runway. 99% of the portfolio’s cash flow comes from positions operated by some of the basin’s largest, most well-capitalized operators running active, programmatic development plans.
